Washington State chiefly pursues a non-judicial system of deed of trust foreclosure. In the absence of a clause of power of sale in the deed of trust or if a standard mortgage has been used, judicial foreclosure can be pursued by the lender.
After the owner of property is given the notice of default, it would generally take more than four months (not less) before the public auction of foreclosure sale could take place.
Waiting till the foreclosure property becomes a Real Estate Owned property is not advisable because it would, in most cases, sell for more than it would have during preforeclosure.
