Pennsylvania chiefly follows a judicial mortgage foreclosure system. The time taken for a foreclosure property to sell at a public foreclosure auction is more than 4 months, after a notice of default is served to the owner of the property.
One should, if possible, not wait for the foreclosure property to become a Real Estate Owned property because the property then tends to cost more than it would have during preforeclosure.
If a public auction of foreclosure sale ends up in a property selling for less than the amount that was left on the mortgage, the lender receives a deficiency judgment. A deficiency judgment must be asked for by the lender within a period of six months after the confirmed foreclosure sale.
