Montana primarily pursues a non-judicial procedure for deed of trust foreclosures. Alternatively, if there is no language of power of sale in the deed of trust, a judicial foreclosure procedure can be selected by the lender.

Bids can be placed on the foreclosure property at a public auction of foreclosure sale, which could be any time after five months of the owner being presented with the notice of default.

Waiting for the foreclosure property to pass the public foreclosure auction and become a Real Estate Owned property is not the way to go since properties then do tend to cost more than they would have during preforeclosure.
