The State of Kansas basically follows a judicial method for mortgage foreclosure. It generally takes more than four months, not less; from the time a notice of default is served to a property owner before the property can sell at a public auction of foreclosure sale.
One should ideally not wait for the foreclosure property to pass the public foreclosure auction and become a Real Estate Owned property because they then tend to become more expensive than they would have been during the preforeclosure stage.
If a foreclosure property sells for less than the amount that remains on the original mortgage at the public foreclosure auction sale, a deficiency statement is made available to the lender.
