Colorado primarily follows a non-judicial process for deed of trust foreclosures. However, if there is no language of power of sale in the deed of trust or if a regular mortgage is used, judicial foreclosure can be opted for by the lender.
The foreclosure property can be bid at through a public auction of foreclosure sale which could be any time after 60 days of the owner receiving the notice of default.
One should ideally not wait for the property to pass the public foreclosure auction and become a Real Estate Owned property because properties then do tend to cost more than they would have during preforeclosure.
