As a homeowner, it is your responsibility to keep your home looking as great as the day you first moved into it. Regular home improvement and maintenance will not only make living in it more comfortable, but it could also improve its market value and make it easier for you when the time comes to sell it.

Most homeowners fail to pay attention to the home’s exterior, spending time and money on interior home renovation and improvement projects. You should realize there is no way potential buyers will be motivated to look inside if they do not like what is outside. For this simple reason, you need to make an effort to change the way your home looks outside.

	Here are some must dos:

	Tackle your home garden

There is nothing which says comfortable and relaxing than a lawn full of well-maintained plants. You need to make sure your garden does not look like a jungle by taming the growth of the grass and other foliage. You should also have some sort of organization to make your garden a backdrop of your home and not the other way around. If gardening is not your thing, you can always hire a professional landscape artist to design your garden and after, you can handle the maintenance yourself.

	Spruce up pathways walkways

Many homeowners tend to neglect the paths leading from the road to the house. You need to check whether or not you need to fix it up or simply clean it up. If you do decide to renovate them, make sure your choice of material is both affordable and easy to maintain as well as appropriate for the area. You can choose stones, concrete, bricks or tiles.

Give your home a facelift with fresh coat of paint

You will be surprised at how painting your home’s wall can make such a huge difference. This is perhaps the easiest home improvement project you can tackle and it will not even cost you much. But if you think all your walls need is a good scrubbing to get rid of the moss and other stains, be sure to use a high pressure water hose.

Most people picture fixer uppers and VA foreclosed homes in their minds when they think of the housing market crisis in Las Vegas, Nevada and in other parts of the U.S. However, realtors in the metro area reported that it is not only low and mid-priced houses that are falling into foreclosure in the area, but also multimillion dwellings.

Local realtors have reported that the number of luxury foreclosed homes for sale in Las Vegas has increased in the past few months. Other multimillion homes, although not yet in foreclosure, are also being sold at almost half their original prices, while others are in danger of getting repossessed by lenders. Real estate agents further reported that owners of these high-end dwellings are mostly turning their backs on these properties, even those who have the means to keep them.

Mansions and multimillion homes are also increasing statewide, realtors have revealed, with this type of properties becoming more common in Nevada foreclosure listings. In the past 15 months leading to March 2011, around 25 dwellings worth over $3 million have changed hands in Las Vegas alone, with around seven of these dwellings getting sold as foreclosures or getting purchased by buyers for half their initial value, based on data gathered by the Greater Las Vegas Association of Realtors.

For the whole Clark County, figures showed that mid-priced bank and VA foreclosed homes were not the only ones that got repossessed or sold as foreclosures during the first quarter of 2011. During this time, around 30 houses with mortgages worth more than $1 million were sold as foreclosures or repossessed by banks.

All in all, nearly 75% of first quarter housing sales in Las Vegas were accounted for by short sales, bank owned residences and home foreclosures for sale. Realtors reported that traditional residential sales have become scarce, with foreclosures and short sales taking their places. Currently, around 100 luxury dwellings listed for at least $3 million are in the Clark County market, realtors have revealed. They also estimate the supply of these for-sale multimillion homes in the county to be equivalent to five years.

Most area realtors believe that the number of bank and VA foreclosed homes will continue to flood the region's market for the rest of the year. They also predict that multimillion houses will continue to fall into foreclosure as the state's housing market continues to suffer from one of the worst industry downturns in history.
