The process to buy Atlanta Foreclosures

If you want to buy Atlanta Foreclosures, you have to follow a certain process. The process is not as easy as just meeting a real estate agent and getting a deal through him or her. It is much more complicated than that.

Making the offer

The first step in buying the foreclosures in Atlanta is to make an offer. You have to hire a real estate agent. The agents will tell you the right value, for which you should offer a deal. In case, the pre foreclosures seller makes you an offer, you may have to negotiate with him. This negotiation can go on till the time both you and the seller agree on each other’s terms.

Inspecting the foreclosures

You have to then inspect the foreclosed property. For that, you can hire a home inspector, who will go and inspect the home. If he or she feels that the home needs repairing or the location of the home is not very good, it will give you an idea of what to bid for the property. It is very important that you hire a reputable home inspector. He should be associated with one of the state associations of home inspectors. If you do not want to hire the inspector, you can do the inspection yourself.

The auction

When the foreclosure is getting sold in an auction, you will have to make a bid that is high enough to satisfy the demands of the selling lenders. If you succeed in making the best bid, you will be given the ownership of the foreclosed homes.

After the auction

After the auction ends, you have to go ahead with the transaction. You will be required to sign some documents at the auction. You have to be sure of the authenticity of the documents that you will be signing. Go through them carefully, before signing.

You should ask your attorney to review the various closing documents. This is done at least one day prior to closing. It is very important, that your attorney reviews everything beforehand. Again, there will be a closing attorney, who will be representing the lender in most of the transactions. Your attorney will have to work in tandem with him to solve any issues regarding the Atlanta foreclosures you will be buying.
