Report Cities Texas Foreclosure Problem

Apparently, Texas recorded 69,471 aggregate foreclosure filings for the first half of 2007, according to a report from E-Foreclosure Search. This places the state behind California and Florida, for having the largest number of foreclosure homes in the nation. The national foreclosures rate may have dropped for the month of June but overall, there was an increase of almost 87 percent. If things continue, experts are assuming that the number of foreclosures may reach two million by the end of 2007.

The sudden and dramatic rise in Texas foreclosures activity can be attributed to the thousands of subprime loans defaulting. Subprime mortgages are actually loans taken out by not-so-desirable borrowers from lenders, who did not bother to practice stricter lending guidelines. As a result, these borrowers were strapped with mortgage payments they could not make and eventually lose their homes to their lenders. To make matters worse for these lenders, they will have to live with a foreclosure record on their credit report, effectively weakening their borrowing power.

When faced with Texas foreclosures, owners should remember that there are actually effective ways to stop lenders from re-possessing their homes. For starters, they would try to work out a repayment plan with their lenders that would reduce the amount of monthly payments and lengthen loan payment terms. If the owners realized that they could never afford their home, they could sell during the pre-foreclosure stage.
