Realtors have attributed the flat trend to the heavy blizzard that hit the region and put home buying and selling activities on hold during the early part of 2011.</p>

	It was not only Tulsa&#39;s housing market that was hit by the bad weather; a big number of <a href="http://www.e-foreclosuresearch.com/listings_view.php?st=OK&amp;cn=Oklahoma&amp;city=Oklahoma-City"  title="Oklahoma City foreclosed homes for sale">Oklahoma City foreclosed homes for sale</a> and non-foreclosed houses in almost all parts of the state have remained unsold during the first couple of months as buyers stay indoors. The weather also put a stop on other housing-related activities such as construction, local realtors have reported.</p>

	They also claimed that if the weather had been less harsh, sales of residential properties, particularly <a href="http://www.e-foreclosuresearch.com/listings_view.php?state_sg=OK"  title="Oklahoma foreclosures for sale">Oklahoma foreclosures for sale</a>, would have recorded increases of between 30 and 40% in February compared with last year. The Greater Tulsa Association of Realtors reported that in February, 585 housing units were sold, representing a jump of 8.5% compared with sales figures recorded in January 2011. However, when compared with February 2010, the total represented a drop of 1%. Meanwhile, combined January and February housing sales for this year were higher than year-ago levels.</p>

	A total of 1,124 regular houses, handyman special homes and other residences were sold during the January-February 2011 period in Tulsa, up by 3.6% compared with the same two-month period of 2010. In terms of prices, Tulsa seemed to be doing well, with both average and median selling rates remaining steady during the start of 2011. The median selling price for houses sold in February in the metro area was $120,000.</p>

	This median was the same as last year, but average selling rates did improve from one year ago. The average price of regular dwellings and <a href="http://www.e-foreclosuresearch.com/"  title="properties from foreclosure home listings">properties from foreclosure home listings</a> that were sold in February in the region was $150,984, increasing by 2.8% from February 2010. Local realtors have stated that the steady prices of homes in Tulsa are good for the local housing market; given that majority of U.S. regions are experiencing continuous declines in residential prices since last year.</p>

	For the coming months, realtors are predicting that sales of handyman special homes and other types of residential properties will likely rise, although they did admit that it is quite hard to predict a longer term trend for the area&#39;s housing market because of the disruption caused by the heavy winter.</p>
