Relocation of residents at the Montgomery Gardens in Jersey City, New Jersey has already started as the area prepares for a massive revitalization effort. The residents are being moved before dilapidated apartment buildings are torn down in the area. The city is one of the 17 U.S. areas that have received grants from the federal government's Choice Neighborhoods program.

Trenton foreclosed homes for sale and distressed properties in other communities of the state had been a huge problem for New Jersey. During the real estate market boom, housing units and luxurious apartment buildings have been built in the waterfront and downtown market of Jersey City. Now, most of these structures are empty and have fallen into ruin, affecting the overall condition of neighborhoods where they are located.

In an effort to prevent further damage to communities caused by vacant foreclosed homes for sale in New Jersey, the city has applied for a revitalization fund that will help it finance the demolition of abandoned and dilapidated structures in the region. According to local officials, these abandoned properties have contributed to increased violence and crime in the neighborhood of Montgomery Gardens, particularly in the public housing area. The city is planning to use the $250,000 grant issued by the federal government to revitalize the community.

The city has already initiated relocation efforts to pave the way for the demolition. Officials have revealed that the grant offered under the Choice Neighborhoods program will be used to finance the demolition and revitalization effort. The federal initiative was reportedly established to encourage collaboration between private and public entities focused on neighborhood development efforts, including building affordable housing, commercial spaces and schools.

Local officials are reportedly concentrating on areas near subsidized housing projects where problems of deterioration were rampant; partly because there have been increased number of homes in foreclosure around such areas. They also revealed that at least one third of Montgomery Gardens residents are classified as below poverty line, with most of these residents remaining disconnected from opportunities. Authorities are hoping that the revitalization effort will help improve the condition of the neighborhood and will also encourage more people to move into the area.

The relocation of the residents is just the start of the revitalization effort meant to change the face of Jersey City. Majority of local officials are optimistic that the effort will bring in more businesses and more people into the community and hopefully, improve its economic condition.

Even though there is more and more foreclosed home for sale in New Jersey, there are not enough buyers or investors. This will definitely hurt the real estate market to say the least but also the economy of the state. Some of the experts from the industry has warned that New Jersey is heading towards a period of housing market instability, which had made a substantial jump way back in 2005 and is likely to jump again in 2008.

According to various statistics forwarded by state departments, the Sheriff’s office and foreclosure data services, New Jersey homeowners were served a high number of lis pendens in 2007 and this shows an increase of 44% since 2005. In the 3rd quarter, the number rose to 3,577 in the third quarter as compared to 2,486 in 2006.

In different parts or counties of New Jersey, there were many more foreclosures by state as a result of which the home prices shot up during the second quarter of 2007. There was also a drop of 11.8% in the prices in the latter part of the year but this is being seen as a temporary phase and is expected to again rise in the early part of 2008.

The rate of New Jersey foreclosure homes on the other hand has been increasing at a steady rate, which is the exact reason why experts believe that instability is almost inevitable. The inventory rate of foreclosed homes in NJ has climbed up to almost 1.89%, which is the second highest rate ever recorded since the 1.90% benchmark in 2002. If it moves at the current rate then in a few years from now, New Jersey will become a ghost town with deserted streets adding to the eyesore.
