	A recent report has revealed that sales of regular residential properties and bank and <a href="http://www.e-foreclosuresearch.com/freddie-mac-foreclosures.php"  title="Freddie Mac foreclosure sales">Freddie Mac foreclosure sales</a> have gone up in Minnesota during the January-February 2011 period. Delinquency rates were also down in the region, but housing market experts still believe that the housing industry crisis is far from over in the state.</p>
<p>
	Although there were more buyers of <a href="http://www.e-foreclosuresearch.com/listings_view.php?st=MN&amp;cn=Hennepin&amp;city=Minneapolis"  title="Minneapolis foreclosed homes for sale">Minneapolis foreclosed homes for sale</a> and non-foreclosed dwellings in other key areas of Minnesota during the first couple of months of the current year, analysts warned that the worse is not yet over. Even when CoreLogic released its report which showed a decline in delinquency rates, they were reluctant to declare a recovery for Minnesota&#39;s housing industry.</p>

	Looking at the CoreLogic report, a number of housing market observers stated that the number of <a href="http://www.e-foreclosuresearch.com/listings_view.php?state_sg=MN"  title="foreclosed homes in Minnesota">foreclosed homes in Minnesota</a> is likely to decline or remain flat in the coming months, given that delinquency rate had dropped by half a percentage during December of last year. In the same period, the foreclosure rate of the region rose by a mere 0.33%, a statistically insignificant change which can be interpreted as a flat trend. In addition, the rate of foreclosure in the whole state as of the end of last year was only 2.06%, much better than the nationwide rate of 3.58%.</p>
<p>
	Meanwhile, less than 1% of Minnesota dwellings are accounted for by bank foreclosures and Freddie Mac foreclosure sales according to the latest data. Despite these seemingly positive numbers, analysts are asserting that the state is still in the midst of the foreclosure crisis. For one, they argued that it is not clear how much of the decline in foreclosure rate was due to the robo-signing issue which prevented a big number of lenders from pursuing foreclosure actions against delinquent homeowners.</p>
<p>
	For another, the National Association of Realtors have reported that almost 33,000 residential units in the state are currently in danger of becoming <a href="http://www.e-foreclosuresearch.com/"  title="foreclosure houses for sale">foreclosure houses for sale</a>, with some already pushing through the foreclosure process but have yet to be listed as definite foreclosures. There is also the matter of the inventory, with Minnesota currently sitting at unsold homes equivalent to a supply of 10 months.</p>

	Most analysts agree that bank foreclosures and Freddie Mac foreclosure sales will increase again in the coming months, given that the number of homeowners who are in danger of getting foreclosed on is still high and foreclosure mitigation programs seemed to be ineffective in helping most of them.</p>

			<content:encoded><![CDATA[<p>Douglas County’s housing market is currently suffering due to the economic crisis that affects property sales and increased foreclosures. October data released by State Realtors Association indicated an active housing market, but showed low home prices.</p>
<p>Realtor Tom Bridge explains that the local economy is affected by the housing market, especially the increased in <a href="http://www.e-foreclosuresearch.com/listings_view.php?state_sg=MN" >Minnesota foreclosures</a>. He believes that the local economy is a lot stable but still, prices of homes have gone down.</p>
<p>However, Bridge notes that despite the lackluster performance of the overall real estate market, the foreclosure business is the one segment that remains strong. He points out that an increasing number of investors are interested to acquire properties that have been foreclosed. This makes the foreclosure market the busiest section of the real estate industry.</p>
<p>The rental market also got a boost from the surge of foreclosures because people who lost their homes need to have a home to live in, according to Bridge.</p>
<p>Meanwhile, Marty Kurtiss, chairman of the Superior Landlords Association Program, says that he knows several landlords who are looking for foreclosed properties to buy.</p>
<p>According to Kurtiss, a landlord-friend told him that one or two properties that have been repossessed were used to be available for sale on the market. Now, his friend added, there are at least 4 properties placed on the market which indicates that more and more homeowners are losing their properties.</p>
<p>Kurtiss points out that the rental market remains strong despite the economic crisis because even if people maybe trying to streamline their expenses, they still need a home to live in.</p>
<p>On the other hand, Carol Kangas, a realtor operating in Iron River Area, acknowledges that the economy affects the overall real estate market performance. But she believes that despite the economic crunch, realtors should be more aggressive in their approach to business because there are still homeowners who have the financial capacity not only to <a href="http://www.e-foreclosuresearch.com/" >buy foreclosures</a> but second homes or land.</p>
