Hardship Criteria for Loan Modification to Avoid Foreclosures has been Widened

Initially Loan modification for struggling home owners facing foreclosures had certain strict guidelines and criteria for them to be eligible for the process. Criteria for financial hardships especially had to be clear for loan modification. A person had to have a genuine reason to get qualified for a loan modification program.

But things have changed and new guidelines for financial hardship have been created. These changes have been created for stemming the tide of foreclosure properties that are threatening to disrupt the economy. The following are a list of new standards currently being taken up for use by several lenders.

At first people with substantial credit card debts were unable to qualify for loan modification. This was because most of these debts were ones which could have been easily avoided by the borrowers. Now lenders are ready to work with borrowers who have credit card debt. This is a revolutionary change in the attitude of lenders towards people with such debts.

Also those who are saddled with large unexpected bills are also going to qualify for loan modification services too. These are people who face big medical bills or funeral expenses due to death of a dear one. These expenses are being counted as financial hardships as they are mostly unexpected and burdensome. Many people are unprepared for such emergencies in life. In certain cases death may be expected but may come sooner than expected.

Rules were also strict about the kind of loans one would have in addition to a mortgage loan. Now a person who has taken loan for other services than home mortgage is eligible for loan modification program. However loan modification is going to work only for home mortgage loan. Other loans entered upon by the borrower are not eligible for modification. A loan modification on mortgage can work regardless of the condition of other loans.

One good part of stopping foreclosures is that services for mortgage prevention can be handled by people who were once rejected for these services. These include persons rejected on the grounds that their financial hardships were caused by the above mentioned factors.

The expansion of criteria of eligibility for loan modification is a welcome change as it will affect hundreds of people. Lenders have become more accommodative and tolerant of persons with financial hardships caused by reasons like credit card debt. A loan may be modified even if the person was unable to achieve loan modification at an earlier stage.
