Avoiding Foreclosure and Exploring Short Sale

There have been quite a large number of foreclosures being reported in the US. The reports cited continuous increase as the years go by. The said problem seems to affect almost all US states which is the reason why the situation has reached a very alarming level of severity.

It has been reported that in the Valley alone, foreclosure properties have reached a population of 7, 000 and more.

The strategy that people have been using to avoid foreclosures is called short sale. Most think that this is a bullet-proof answer to avoid the rising number of foreclosed homes. However, the truth of the matter is that only 5% or less of the residents who are looking forward to foreclosures can do a successful short sale. This is because there are many factors that cause short sales to be postponed. Some examples of the situations that cause delays or postponement are the following:

  • Most of the time, the home owners themselves and the banks cannot reach a compromise to make a successful short sale.
  • There is also a rising number of traumatized lenders due to the financial market’s crisis which caused them to lose a lot which is why they do not want to talk with borrowers with foreclosures who are looking forward to doing a short sale.
  • Quite a large number of homeowners facing foreclosure have a habit of making lenders wait for such a long time before communicating.

The thing about short sale is it can really help homeowners who are facing foreclosures. However, it takes a long time to produce a positive outcome to the homeowners and the lenders. Also, there are lenders who have second mortgages to foreclosure homes who are pricing these homes for a lot more before allowing a short sale to take place.

Tough times call for tough negotiations. Short sale generally means putting a house up for sale with a price that is less than what is left on the mortgage. This can absolutely work but just like some other effective strategies, the effects can be anticipated after a long time.
