3 Quick Tips To Buying Sheriff Sales

Sheriff sales are not as complicated as most people think. With them, you can find a good property that is priced at way below its market value. A sheriff sale comes about when a homeowner fails to clear his mortgage balances as agreed with the lender. As a result, the lender will take over the property and put it up on sale through a public auction. The lender simply wants to recoup their money and will therefore price the home at way below what comparable houses in the market are going for. The aim of pricing it low is to interest as many buyers as possible. If you want to get the cheaply valued homes offered at a sheriff’s auctions, you should put a number of things into consideration.

First, do not buy a home without ascertaining what its condition is. The houses are offered on an “as is” basis. This means that the property does not come with any guarantee. And you will be responsible for any repairs or maintenance costs after the purchase. Before offering your bid, let your real estate agent inspect it. If possible, hire an appraiser to help you determine the value of the property. Come up with a bid after considering how much it will cost you to repair or upgrade the house.

Secondly, find out when the sheriff sales will be carried out. The auctions are not carried out on definite dates and you can easily miss them. Check the schedule of upcoming sheriff sales at your local county office. Also, check the notice boards of county libraries and other public places, newspapers and other local publications may also have sheriff foreclosures for sale information.

Finally, set the limit of your highest bid. Sherriff sales are given to the highest bidder but you have to be cautious when setting your bid. For instance, when the market is thriving, it will be difficult for you to resell the house if you were thinking of flipping the property. Also, competition at this time is high and you should come up with the highest bid. When the market is slow, you can offer a low bid and still have chances of getting the property.
